Inventory in Central has tightened sharply in this rolling three-month view, with active listings down more than 60% from a year ago. Homes sold and pending sales have also fallen by over 40% and 60% respectively, pointing to a slower flow of contracts through the market. Even with fewer transactions, the market gauge still indicates a seller’s market overall, supported by only about one and a half months of supply.

Home values have softened compared with last year, with the typical sale price down close to 10% year over year and the average sale-to-list ratio now around 95%. At the same time, no recent sales closed above list price, suggesting buyers have gained some negotiating room even though inventory is limited.

One of the most striking shifts is how long it takes homes to sell, as the median days on market has surged to more than four months compared with much shorter timelines in prior years. With fewer listings, fewer closings, and longer marketing times, both pricing strategy and offer tactics matter more than ever.
