Year-over-year, Kingston’s rolling three-month home values have edged down, with the typical home value about 8% lower than a year ago and median list prices off by roughly 11%. Even with softer prices, homes are taking much longer to sell than last year, as median days on market have climbed sharply to 76 days.

Inventory has opened up compared with a year ago, with active listings up about 22% and months of supply near 4.7, down from last year but still higher than many earlier periods. At the same time, demand remains visible, as homes sold have risen nearly 18% year over year and pending sales are up about 63% on a rolling three-month basis.
