April’s finalized data reported the typical value of a home in the city to be $397,500—down 15.87% over the previous 12 months. For comparison, metro-level data pegged home values at $469,900 in the Nashville, TN metro area for the most recent reporting period. That number is expected to float around $472,360 in May.
Nashville-Davidson had 49 new listings and 31 listings that went under contract in April, decreasing the area’s total available inventory to 126—down 0.79% from the previous month. Inventory is projected to have further decreased in May.
Of those 126 active listings, 34.92% reduced their price in the month of April. The median listing price for homes in Nashville-Davidson grew 9.05% from March to April, bringing the current median listing price to $518,000. Based on projected data for May, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In April 2025, the median time for a listed property to go pending was 47 days, compared to 47 days in April 2024.
