October’s finalized data reported the typical value of a home in the neighborhood to be $1,565,000—down 1.42% over the previous 12 months. For comparison, city-level data pegged home values at $495,000 in Nashville for the most recent reporting period. That number is expected to float around $512,500 in November.

12 South had 17 new listings and 18 listings that went under contract in October, decreasing the area’s total available inventory to 23—down 4.17% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in 12 South grew 12.47% from September to October, bringing the current median listing price to $1,799,500. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
