South Nashville’s rolling three-month snapshot shows inventory building while buyer activity has cooled compared with last year. Active listings are up about 9 percent year over year, and new listings have climbed more than 19 percent. Even with more options, homes sold are down over 21 percent from a year ago, and pending sales have fallen nearly 15 percent.

Pricing has been relatively steady despite these shifting dynamics. The typical home value is essentially flat year over year, while median list prices are also only modestly higher than a year ago. Compared with the wider Nashville market, South Nashville’s typical home value sits slightly above the city median, suggesting buyers here still pay a bit of a premium.

Conditions now tilt toward buyers in terms of time and choice, even though the area is still labeled a seller’s market. Months of supply have surged to around eight and a half, far above last year, and median days on market have stretched to about 110 days, indicating many homes are taking longer to sell. Still, roughly a quarter of listings go off market within two weeks and about 8 percent are selling above list price, so well-priced homes can move quickly.
