Inventory in South Nashville has expanded in this rolling three-month view, with active listings up more than 13% year over year to 514. New listings have jumped even faster, rising about 25% from a year ago, which is giving buyers more options. Pending sales and closed sales, however, are down compared with last year, indicating that homes are taking longer to move through the pipeline despite higher listing activity.

Pricing is softening in response to these conditions. The typical home value over the latest three months is down about 5% year over year, and the median list price has fallen more than 6% over the same period. South Nashville now has about 8.7 months of supply, more than three months higher than a year ago and notably above the broader Nashville area’s 5.7 months, so sellers are facing more competition.

Homes are also sitting on the market much longer, with median days on market soaring to 78 over the rolling three-month window, a dramatic increase from a year earlier. Even with this slowdown, nearly 12% of homes are still selling above list price, and the average sale-to-list ratio is holding near 97%, showing that well-priced homes can still attract solid offers.
