October’s finalized data reported the typical value of a home in the neighborhood to be $484,950—up 23.08% over the previous 12 months. For comparison, city-level data pegged home values at $495,000 in Nashville for the most recent reporting period. That number is expected to float around $512,500 in November.
Woodbine had 15 new listings and 15 listings that went under contract in October, increasing the area’s total available inventory to 20—up 5.26% from the previous month. Inventory is projected to have further increased in November.
The median listing price for homes in Woodbine fell 5.13% from September to October, bringing the current median listing price to $415,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2025, the median time for a listed property to go pending was 52.5 days, compared to 50 days in October 2024.
