Scott County home prices in August 2026 were down sharply from a year earlier, with the typical home value falling nearly 29 percent year over year. At the same time, inventory expanded, as active listings climbed about 18 percent compared with last August. Buyers also have more time to decide, with median days on market up 32 percent over the past year.
Looking at the most recent month, the typical home value dipped about 10 percent from July, while the median list price also slipped by a similar margin. Even as prices softened, market activity picked up, with homes sold jumping 75 percent month over month and pending sales rising more than 13 percent, signaling that more buyers are stepping in at current price levels.
Conditions currently lean toward buyers, with Scott County showing roughly 7.9 months of supply compared with about 5.4 months across Tennessee as a whole. Homes are taking longer to sell at a median of 106 days, yet pricing is still fairly tight, with the average sale-to-list ratio just under 100 percent and a slightly higher share of properties closing above asking than a year ago.
