Scott County home values in May 2026 were up modestly from a year earlier, with the typical home value rising about 5 percent. At the same time, the median list price jumped more than 60 percent year over year, suggesting sellers are testing higher price points. Inventory also increased, with active listings up around 8 percent compared with last May.
This latest monthly snapshot shows a slower pace of activity. Only 7 homes sold in May, down more than 40 percent from a year ago, and pending sales also dropped sharply over the same period. Homes are taking much longer to sell, with the median days on market at 155 days and up dramatically year over year, and none of the recent sales closed above list price while the average sale-to-list ratio dipped to about 93 percent.
Conditions point clearly to a strong buyer’s market, with months of supply swelling to about 13 in Scott County compared with roughly 5 months statewide in Tennessee. Listing prices sit well below the state’s median sale price of about $384,000, but slower sales and longer market times give buyers more leverage in negotiations.
