Scott County home values have climbed compared to last year, with the typical home value up about 17 percent year over year. Median list prices have risen even faster, increasing nearly 25 percent from a year ago. At the same time, active listings are up roughly 22 percent annually, adding more options than buyers had last summer.

July’s snapshot shows a typical home value of about $299,000 and a median list price near $286,000. Inventory reached 118 active listings, and new listings surged, up about 80 percent from June and more than 50 percent from a year earlier, though the market gauge still classifies conditions as a buyer’s market.

Homes are taking time to sell, with a median of 103 days on market and months of supply elevated at 14.3, much higher than Tennessee’s 5.5 months, signaling slower-moving conditions locally. Only about 13 percent of recent sales closed above list price, and the average sale-to-list ratio is just under 91 percent, suggesting buyers often have room to negotiate while sellers face more pressure on pricing.
