Inventory in Sevier County is building, giving buyers more options. Active listings are up more than 13% year over year, and months of supply has climbed to 11.6, more than double the statewide level of 5.1 months. Even with this increased supply, closed sales have ticked higher, with homes sold up nearly 9% from a year ago.

Contract activity shows a mixed picture beneath that higher inventory. Pending sales are up nearly 17% year over year, suggesting buyers are still engaging, but new listings have slipped slightly over the same period, which could limit fresh choices if the trend continues. Homes are taking about 66 days to go under contract on median, and while that is a bit faster than last month, it is still noticeably slower than last summer.

Prices are adjusting to the looser conditions. The typical home value has fallen about 11% from a year ago, and median list prices are down nearly 10% over that span, reflecting stronger negotiating power for buyers. Only about 9% of recent sales closed above the asking price, and the average sale-to-list ratio is just over 96%, indicating that many sellers are accepting meaningful discounts.
