Inventory in Sevier County is high, with about 2,555 active listings in July and months of supply up to 11.5. Homes sold dipped month over month to 201, while pending sales held nearly flat at 279. New listings eased slightly from June but are still higher than a year ago, signaling steady seller interest.

Prices are adjusting to this ample supply. The typical home value slid to about $441,000 in July, down sharply from June and slightly lower than a year earlier, even as the median list price remains above $560,000 and has softened year over year. With the average sale-to-list ratio near 96 percent and only around 6 percent of homes selling above list, buyers often have room to negotiate.

Homes are moving more slowly overall, taking a median of 75 days to go under contract, and only about 20 percent are off the market within two weeks. Compared with Tennessee as a whole, Sevier County has a higher median sale price and roughly double the months of supply, reinforcing its buyer’s market conditions versus the broader state. At the same time, homes sold are up more than 10 percent from last year, showing that demand has not disappeared.
