Smith County home values have eased compared to a year ago, with the typical sale price down about 7 percent in May 2026. List prices are also softer year over year, slipping around 4 percent, even as active listings climbed roughly 14 percent. At the same time, the supply of homes has more than doubled to about 4.2 months, signaling a shift away from the tighter conditions seen last year.

In the latest monthly snapshot, buyers are seeing more options and a bit more time to decide. Active listings held steady at 130 in May, while new listings inched up from April and are roughly 37 percent higher than a year earlier. Homes are spending a median of 62 days on the market, down from 74 days in April and much faster than earlier in the year, suggesting well-priced properties still move. Only about 9 percent of recent sales closed above the list price, and the average sale-to-list ratio sits near 97 percent, indicating modest room for negotiation.
