Year over year, Brown County’s typical home value has moved lower, down more than 11%, while the statewide median in Texas edged slightly higher. At the same time, median list prices in the county have only dipped a fraction, suggesting sellers are still testing higher asks even as buyers see more value.

In the latest July 2026 snapshot, inventory has grown modestly, with active listings up a bit from last year and months of supply rising to 7.4, well above Texas’s 5.8 months. Homes are taking much longer to sell than a year ago, with median days on market soaring, which gives buyers more time and leverage to negotiate.

Recent monthly activity shows new listings jumping more than 25% and pending sales up over 7% compared with last year, even though closed sales are down nearly 29%. Only about 17% of homes are selling above list and the average sale-to-list ratio is just over 96%, signaling that many sellers are accepting offers below asking.
