Year over year, Camp County home values have climbed, with the typical home value up about 27 percent, even as the median list price has fallen roughly 13 percent. Inventory has grown, with active listings up about 7 percent compared with last year and months of supply nearly tripling to 12.1, reinforcing its status as a buyer’s market. Homes are taking much longer to sell than a year ago, with median days on market jumping over fourfold.

In the latest May snapshot, pricing appears volatile, with the median sale price dropping more than 20 percent from April while still sitting well above levels seen last year. At the same time, new listings surged more than 40 percent month over month and pending sales vaulted 220 percent, suggesting more buyers are stepping in as options increase.

Longer-term data from the past year shows supply in Camp County consistently higher than the Texas state average, where months of supply is just 5.3, highlighting more negotiating power for local buyers. Homes sold have been modest in number, and virtually none have closed above asking price recently, reflected in an average sale-to-list ratio under 97 percent.
