Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Year over year, Camp County’s typical home value is down modestly, while the median list price has fallen more sharply, indicating some cooling on the pricing side. Homes sold are down significantly from a year ago, and pending sales have also declined, pointing to reduced overall activity. Months of supply is up dramatically compared with last year, reinforcing that buyers now have much more leverage than before.

In the latest monthly snapshot for July 2026, the median sale price dipped from the prior month, and the median list price also moved lower, signaling sellers may be adjusting expectations. At the same time, the share of homes selling above list price has risen over the past year, and the average sale-to-list ratio is holding just under 100 percent, showing that well-priced homes can still command strong interest.

Inventory conditions stand out, with active listings edging up month over month while months of supply surged to over 16, far above the Texas statewide level of about six months. Homes are taking a median of 112 days to sell, and only a small share goes under contract within two weeks, giving buyers more time and options to choose from. With Texas prices slightly up year over year but Camp County values trending lower, local dynamics differ from the broader state picture. In a clear buyer’s market where sellers must be strategic and buyers can be selective, Agent Pronto can connect both sides with a local agent who knows how to navigate these conditions.

Learn more about what Camp County has to offer.

Camp County offers residents a welcoming, close-knit community with abundant outdoor recreation, solid schools, and practical opportunities for work and everyday life.

Camp County stands out from larger nearby communities like Tyler and Longview by offering true small‑town connection with easy access to regional employers, lakes, and highways. Pittsburg, the county seat, has a historic downtown anchored by the City of Pittsburg offices, local shops, and community events that keep residents closely involved in civic life.

Outdoor recreation is a major part of local identity. Lake Bob Sandlin and the Bob Sandlin State Park area draw anglers, paddlers, and campers from across Northeast Texas. Families appreciate nearby parks such as Witness Park & Prayer Tower and the facilities at Broach Park, which host youth sports and casual weekend outings.

Education and services support long term residents and newcomers alike. Pittsburg ISD serves most of the county, while the Pittsburg-Camp County Public Library offers programs for all ages and a convenient resource hub. Local dining, from family owned restaurants to popular barbecue spots, reinforces the close knit feel that many buyers seek when leaving larger metros such as Dallas or Texarkana.

Whether you are considering selling to take advantage of current demand or planning a move into Camp County, preparation and local insight matter. Housing options range from in town cottages in Pittsburg to acreage near the lakes, and conditions can shift quickly. Agent Pronto can connect both buyers and sellers with a knowledgeable Camp County real estate agent who understands timing, pricing, and the nuances of each neighborhood.

“Nick has sold 2 houses for us in the past 5 years. The most recent house went under contract within 2 days of listing. He has the best marketing, with behind the scenes marketing to other agents. He uses a great photographer that makes your house look like a layout for House Beautiful! He seems to be the hardest working guy in the biz, but also always has time to respond to a call or text. He is a really good guy. HE GETS THE JOB DONE. Out of all the R/E agents we have worked with in the past, Nick has always exceeded our expectations. If you are in the market to sell a house, call Nick first.”

“I was moving for a work relocation and needed to find a house that suited our needs ASAP. Kelly made some recommendations and then listened to our feedback to help us find the best house for us on the market. She was available for our first visit from out of state the weekend after we were refferred which was of great help to us. She was very well organized and always found items both good and bad to point out about the houses that we hadnt noticed. She also managed all of our inspections since we couldnt be present (out of state). We were able to view and purchase the house in time to have our house for my move by date and not have to get an apartment just to start work.”
