Far North Dallas home values in this rolling three-month view are modestly higher than a year ago, with the typical home value up about 3 percent. Median list prices, however, are slightly lower year over year, suggesting sellers are pricing more cautiously. Compared with the broader city of Dallas, where sale prices have climbed nearly 10 percent, Far North Dallas remains the more expensive submarket but with gentler recent appreciation.

Inventory and sales activity have shifted over the past year. Active listings are down from last year while homes sold and new listings have both declined around 9 to 12 percent, pointing to a cooler pace overall. Months of supply has increased to about four and a half months, higher than a year ago and slightly below the citywide level, which signals more balance between buyers and sellers even as the area still leans toward sellers.

Conditions within the latest three-month period show some renewed momentum. Homes are selling much faster than just a few months ago, with median days on market falling from around two months in March to just over a month, and more than a third of listings go under contract within two weeks. The share of homes selling above list price has also ticked up to about 16 percent, and the average sale-to-list ratio is close to 98 percent, reflecting firm pricing.
