Southeast Dallas is currently leaning toward sellers, with the market gauge signaling a seller’s market even as conditions cool. Typical home values over the latest rolling three-month period are down about 9 percent year over year, and the median list price has slipped slightly compared with a year ago as well.
Inventory has tightened notably, with active listings falling nearly 18 percent from a year earlier and new listings down about 19 percent, which helps keep leverage on the seller side. At the same time, homes are taking a bit longer to move than in past years, with a median of 42 days on market, though that is still about a week faster than a year ago.
Buyer activity has eased, as homes sold are down around 6 percent year over year and pending sales are off about 13 percent, yet about 18 percent of recent sales still close above the list price and the average sale-to-list ratio hovers near 97 percent.
