Prices are holding relatively steady in response to these mixed signals, with the typical home value around $351,000, down slightly from June and a bit below last year, while the median list price has nudged up a few percent year over year. Sellers are generally pricing with some flexibility, as the average sale-to-list ratio sits near 96 percent and only about 9 percent of homes are closing above asking.
