The typical home value in Bolivar Peninsula is projected to be $337,880 for the month of December. November’s finalized data reported the typical value of a home in the city to be $382,750—down 14.94% over the previous 12 months. For comparison, county-level data pegged home values at $342,840 in Galveston County for the most recent reporting period. That number is expected to float around $346,760 in December.

Bolivar Peninsula had 37 new listings and 18 listings that went under contract in November, decreasing the area’s total available inventory to 312—down 6.59% from the previous month. Inventory is projected to have further decreased in December.

Of those 312 active listings, 14.42% reduced their price in the month of November. The median listing price for homes in Bolivar Peninsula fell 3.09% from October to November, bringing the current median listing price to $470,000. Based on projected data for December, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year. In November 2025, the median time for a listed property to go pending was 192 days, compared to 79 days in November 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this December.
