Howard County currently leans toward sellers, with the market gauge indicating a seller’s market. Typical home values are well below the Texas median, yet they have jumped sharply over the past year. At the same time, an unusually high months of supply figure signals that inventory is not moving quickly overall.

Recent pricing trends highlight how volatile the area has been. The typical home value in April rose more than 120 percent year over year, while the median list price increased only modestly, suggesting sellers are still adjusting to rapid value changes. Inventory grew nearly 20 percent compared with last year, and months of supply surged dramatically over that period, pointing to many more homes sitting on the market.

Sales activity tells a different story, with demand appearing selective. Only one home sold in April and sales are down more than 60 percent from a year ago, yet pending sales are up over 80 percent and new listings climbed more than 40 percent, showing a pipeline of future closings. Homes that do sell are moving very quickly, with the median days on market dropping to zero and about one in five listings going off the market within two weeks.
