Active listings are up about a third year over year, while homes sold and pending sales have plunged more than 90% and 60% respectively, pointing to a sharp slowdown in contract activity.
Pricing is adjusting to this weaker demand, with the typical home value down roughly 25% from a year earlier even as the median list price is slightly higher than last year. Sellers are also accepting deeper discounts, as the average sale-to-list ratio has fallen more than 12 percentage points year over year to the low-80% range and no recent sales have closed above list price.
Time on market has lengthened dramatically, with the median days on market jumping from about a month last summer to around two months, and months of supply soaring from roughly two to well over 200, underscoring how conditions now favor buyers.
