Compared with a year ago, Jasper County home prices have risen sharply, with the typical home value up more than 30 percent in May 2026. New listings also climbed strongly year over year, increasing by more than two thirds, while homes sold were up by well over 50 percent. Recent months show a mix of momentum and caution, as homes sold in May rose modestly from April but pending sales dropped month over month. The average sale-to-list price ratio sits just under 99 percent, and virtually no homes are closing above asking, which can give buyers more negotiating room. Compared with Texas overall, Jasper County offers lower typical prices than the state median of about $344,000 and significantly more inventory relative to demand.
