Inventory in Limestone County is relatively high, with about 126 active listings in May and 7.3 months of supply, which points to a buyer’s market. Contract activity shifted sharply, as homes sold doubled from April and were up more than triple compared with a year ago, even though pending sales fell by half month over month. New listings pulled back, dropping about a third from April and nearly 18% from last year, which could gradually tighten choices if that trend continues.

Pricing is adjusting to these conditions, with the typical home value around $139,500 in May, down about 12% from April and 11% year over year. At the same time, sellers are asking more, as the median list price climbed nearly 8% month over month and about 9% compared with last year, while the average sale-to-list ratio improved to roughly 96%, signaling buyers are paying closer to asking prices.

Homes are also moving more quickly, with median days on market dropping steeply from 104 in April to 57 in May, far faster than late last year. Compared with Texas overall, Limestone County offers much lower sale prices and somewhat more supply, giving buyers added leverage. With only about 7% of homes selling above list price, negotiation room often exists for well-prepared buyers, while motivated sellers still need sharp pricing and strong marketing.
