At the same time, the median list price has moved lower year over year, and no recent sales have closed above list price even though the average sale-to-list ratio is still very close to 100 percent.

With more options for buyers and fewer sales in the pipeline, Marion County is clearly tilted toward a buyer’s market compared with the broader Texas market, making local guidance especially important.
