Inventory in Titus County has eased slightly from last year, with active listings down about 10 percent while months of supply is still high at 8.9. Fewer homes are moving through the pipeline, as homes sold slipped roughly 9 percent year over year and new listings dropped about 26 percent. Pending sales are also lower than a year ago, and the area is firmly in buyer’s market territory compared with the Texas average months of supply at 5.4.
Prices are adjusting to this slower pace. The typical home value is up nearly 25 percent year over year, yet the median list price is down more than 20 percent from last June, suggesting sellers are pricing more conservatively to attract offers.
Day-to-day dynamics show buyers still have leverage, but desirable homes can move quickly. Median days on market has fallen sharply to 18 days, and about a third of listings go off the market within two weeks. At the same time, only 23.2 percent of recent sales closed above list price, and the average sale-to-list ratio sits just over 100 percent, signaling modest bidding over list on select properties.
