Inventory in Wharton County has tightened recently, with active listings down about 9 percent from last month and more than 20 percent lower than a year ago. New listings have fallen even faster, dropping nearly half year over year, which means fewer fresh options coming to market. Contract activity is softer than last year, as homes sold are down about 27 percent and pending sales are down more than 40 percent.

Prices are adjusting in response to these shifts. The typical home value has dipped slightly, down about 2 percent from last year and more than 8 percent from April, while the median list price is still up a bit year over year. Homes are moving through the market more quickly than earlier in the year, with median days on market falling sharply from April’s 121 days to about 53 days in May.

Supply has eased back from winter highs, now sitting near 5.1 months, which is close to the 5.3 months seen across Texas but still reflects a buyer-leaning market locally. Even so, sellers are seeing firmer pricing power than a few months ago, with the share of homes selling above list rising and the average sale-to-list ratio improving to just over 97 percent.
