Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Inventory in Wichita County has eased compared with last year, with about 743 active listings in May and a year-over-year decline of more than 14 percent. New listings, however, are up roughly 11 percent from last month and nearly 11 percent from a year ago, helping to refresh options for shoppers. Contract activity is solid, as homes sold jumped about 24 percent year over year and pending sales are up about 27 percent.

Pricing is reacting to this mix of steady demand and slightly leaner inventory. The typical home value is around $221,700, up more than 15 percent from a year ago, while the median list price has actually fallen about 11 percent year over year, suggesting sellers are pricing more cautiously. Buyers are negotiating meaningful discounts, with the average sale-to-list ratio near 90.5 percent and virtually no homes closing above list price.

Time on market points to a neutral environment, with a median of 59 days and about 3.4 months of supply, compared with 5.3 months statewide in Texas. That balance gives sellers room to attract offers without the rapid-fire pace seen in hotter periods, yet also gives buyers space to compare options and negotiate. Whether you are a buyer trying to make sense of shifting prices or a seller aiming to stand out in this neutral market, Agent Pronto can connect you with a local Wichita County agent who understands these numbers and can guide your next move.

Learn more about what Wichita County has to offer.

Wichita County offers residents a welcoming community, abundant outdoor and cultural amenities, solid local services, and affordable living that supports growth and a high quality of life.

Wichita County blends small city energy with wide open plains in a way that nearby communities like Clay County and Archer County cannot quite match. Anchored by Wichita Falls, the county offers a strong sense of local identity built around military, medical, and education employers, along with a long ranching heritage.

Residents enjoy an active outdoor lifestyle. The multi tiered Wichita Falls Waterfall and the trail system along the Wichita River give cyclists and runners room to roam, while Lake Wichita Park provides fishing, sports fields, and lake views. Cultural life centers on venues like the Kemp Center for the Arts and the Museum of North Texas History, where the region’s story comes into focus.

Families often look to neighborhoods near Burkburnett or Iowa Park for a quieter pace, while those working at Sheppard Air Force Base or downtown healthcare centers value quick commutes in Wichita Falls. Local schools, including Wichita Falls ISD, are important anchors when comparing areas and price points across the county.

With ongoing redevelopment and steady demand from both longtime residents and new arrivals, timing and preparation matter. Whether you are planning to sell in the next year or hoping to buy before your lease ends, connecting early with a knowledgeable local agent through Agent Pronto can help you navigate Wichita County’s neighborhoods, pricing, and competition with confidence, both as a buyer and as a seller.
