Inventory in Wichita County has eased compared with last year, with about 743 active listings in May and a year-over-year decline of more than 14 percent. Buyers are negotiating meaningful discounts, with the average sale-to-list ratio near 90.5 percent and virtually no homes closing above list price.

Time on market points to a neutral environment, with a median of 59 days and about 3.4 months of supply, compared with 5.3 months statewide in Texas. That balance gives sellers room to attract offers without the rapid-fire pace seen in hotter periods, yet also gives buyers space to compare options and negotiate.
