Wichita County is seeing a mix of tightening supply and strong contract activity. Active listings are down about 14 percent from last year, even as homes sold have jumped roughly 28 percent year over year. Pending sales are also higher than a year ago, rising about 24 percent, pointing to steady demand moving through the pipeline.

Pricing is adjusting to this balance of supply and demand. The typical home value is almost flat compared with last year, edging down less than 1 percent, while the median list price is up about 9 percent year over year, indicating sellers are testing slightly higher asking prices. Homes are taking longer to sell than a year ago, with the median days on market up sharply to 56 days, yet months of supply has fallen from a year earlier to about 2.9 months, keeping conditions more constrained than the statewide Texas level of 5.4 months.

Short-term shifts show how quickly conditions can move. From March to April, closed sales rose more than 38 percent and pending contracts climbed over 23 percent, even as new listings slipped by about 3 percent, which helps explain the drop in months of supply from 4.8 to 2.9 months. Despite virtually no sales closing above list price, the average sale-to-list ratio has nudged just above 101 percent, suggesting many properties still command close to asking.
