Wichita County is seeing inventory tighten as active listings have dropped more than a quarter over the past year, down to 662 in August. Fewer sellers are coming to market, with new listings falling nearly 19 percent year over year. Contract activity has also cooled, as homes sold and pending sales are both down double digits from last year, pointing to a slower pace of finalized deals.
Prices, however, are moving upward despite the softer sales volume. The typical home value is up almost 8 percent year over year and jumped more than 10 percent just since July, while the median list price has climbed more than 11 percent compared with last August. Homes are spending a median of 63 days on market, which is slightly faster than a year ago, and the average sale-to-list ratio sits just under 100 percent, indicating that many sellers are achieving very close to their asking prices.
