Inventory in Wichita County has tightened compared with last year, with active listings down nearly 20 percent even though there are still 727 homes on the market. Contract activity is softer, as homes sold and pending sales are each down around 10 percent year over year. Fewer new listings are arriving as well, with an almost 7 percent annual decline in fresh inventory.

Prices are adjusting to this slower pace. The typical home value is down almost 9 percent from a year ago and dropped more than 10 percent just since May, even while the median list price is up more than 6 percent annually and over 16 percent month to month. This gap between what sellers are asking and what buyers are paying is also reflected in the average sale-to-list ratio, which has slipped to about 84 percent.

Homes are taking longer to sell, with the median days on market stretching to 63 days, nearly 30 percent higher than a year ago. Months of supply sits at 3.1 in Wichita County, indicating a more neutral environment than the 5.4 months of supply seen across Texas overall.
