Lakewood’s rolling three-month numbers point to tighter inventory and slower movement than a year ago. Active listings are down more than 30% year over year to 22, while homes sold have fallen over 40%, with just 8 closings in the period. Pending sales are also lower than last year, but at 15, they still outpace recent closings and suggest a modest pipeline of deals in progress.

Pricing has pushed higher even as activity has cooled. The typical home value over the latest three months is about $474,000, up more than 14% from a year earlier, while the median list price has climbed roughly 11%, showing sellers are still testing higher price points. Compared with the broader Provo market, where prices are slightly down year over year, Lakewood is seeing notably stronger price appreciation.

Time on market has lengthened sharply, with the median days on market jumping to 49, a dramatic increase from last year, and months of supply rising to 3.6, moving conditions closer to balance even though it is still labeled a seller’s market. Only about 12% of recent sales closed above list price and the average sale-to-list ratio has edged down to just under 99%, signs that buyers have gained some negotiating room compared with prior years.
