Sherwood Hills is seeing more homes cycle through the market in this rolling three-month view. Active listings are up sharply from a year ago, jumping nearly 50 percent to 22, while new listings have climbed around 31 percent. Pending sales have inched up year over year, indicating that buyer interest is still present even as choices expand.

Prices have been adjusting as supply and demand realign. The typical home value over the period is about $812,000, down more than 25 percent from a year earlier, and the median list price is only slightly lower than last year despite a notable month-to-month drop. Compared with the broader Provo area, where the median sale price is around $475,000 and down only slightly year over year, Sherwood Hills continues to sit at a higher price point but with more pronounced recent declines.

Homes are moving much faster than they did a year ago, with the median days on market falling to just 8 days, a dramatic improvement from last summer’s slower pace. Months of supply has risen to 6.9, well above Provo’s 3.7 months, which points to looser conditions locally even though the area is still classified as a seller’s market. At the same time, about one-third of recent sales closed above list price and the average sale-to-list ratio is near 99 percent, so sellers must price carefully while buyers stay alert for value.
