Inventory in Chittenden County has expanded notably, with active listings up more than 20 percent year over year and sitting at 791 in July, while new listings also climbed over 21 percent from last year. At the same time, pending sales are up nearly 15 percent annually and homes sold increased about 7 percent, showing that buyer demand is still absorbing much of this new supply.
Pricing is reacting in a nuanced way, as the typical home value has risen just over 5 percent year over year while the median list price is up a modest 2 percent.
