October’s finalized data reported the typical value of a home in the city to be $605,000—down 18.24% over the previous 12 months. For comparison, county-level data pegged home values at $512,000 in Chittenden County for the most recent reporting period. That number is expected to float around $499,860 in November.

Shelburne had 10 new listings and 2 listings that went under contract in October, increasing the area’s total available inventory to 22—up 15.79% from the previous month. Inventory is projected to have further increased in November.

Of those 22 active listings, 13.64% reduced their price in the month of October. The median listing price for homes in Shelburne fell 17.05% from September to October, bringing the current median listing price to $472,000. Based on projected data for November, listing prices may continue to fall.
