September’s finalized data reported the typical value of a home in the county to be $389,000—up 6.31% over the previous 12 months. For comparison, state-level data pegged home values at $456,400 in Virginia for the most recent reporting period. That number is expected to float around $453,150 in October.
Caroline County had 38 new listings and 41 listings that went under contract in September, decreasing the area’s total available inventory to 116—down 7.94% from the previous month. Inventory is projected to have further decreased in October.
Of those 116 active listings, 26.72% reduced their price in the month of September. The median listing price for homes in Caroline County fell 0.01% from August to September, bringing the current median listing price to $364,950. Based on projected data for October, listing prices may continue to fall.
