Over the past year, Floyd County has seen sharp price changes and growing activity. The typical home value is up more than 70 percent year over year, while median list prices have climbed over 17 percent. Closed sales have also risen nearly 50 percent compared with a year ago, showing more buyers are successfully completing purchases.

In the latest monthly snapshot for April 2026, buyers faced a median list price of about $514,000 and a typical home value near $342,000. Inventory has expanded to 58 active listings, up more than 40 percent from last year, yet months of supply has tightened to 3.8 months, down significantly year over year and a bit higher than Virginia’s 2.6 months of supply.

Recent pacing shows homes taking longer to sell, with the median days on market at 95 days and up substantially from last year, even as pending sales jumped more than 60 percent year over year. Sellers are still achieving strong pricing, with the average sale-to-list ratio at about 98 percent and roughly one in five homes selling above list price.
