April’s finalized data reported the typical value of a home in the neighborhood to be $550,000—down 3.34% over the previous 12 months. For comparison, city-level data pegged home values at $450,000 in Fredericksburg for the most recent reporting period. That number is expected to float around $450,500 in May.

Downtown Fredericksburg had 28 new listings and 25 listings that went under contract in April, decreasing the area’s total available inventory to 18—down 10.0% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Downtown Fredericksburg fell 0.04% from March to April, bringing the current median listing price to $637,250. Based on projected data for May, listing prices may continue to fall.
