Stafford County is seeing 355 homes on the market, with inventory up 2.31% from last month and 8.56% from a year ago. Contract activity is solid but cooler than last year, with 165 pending sales and new listings down 24.78% year over year to 173.
Pricing is adjusting to this slower flow, as the typical home value has moved down to about $511,000, an 11.12% drop from last year and 7.09% lower than last month. At the same time, sellers are still asking more, with a median list price of $550,000 and a small 1.87% month-over-month increase, while homes in Virginia overall are valued around $449,500.
Time on market now sits at a median of 54 days, which is 25% faster than last month but still 42.11% slower than a year ago, reflecting a more patient pace. Even so, just 12.39% of listings see a price cut, about 31.62% of recent sales close above asking, and the sale-to-list price ratio is essentially at 100%, all consistent with a seller’s market reading of 22 and only 2.6 months of supply.
