Gloucester County currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply has risen to 3.6, higher than the 2.6 months seen across Virginia, suggesting conditions are somewhat less tight than the state overall. Even with that increase in inventory, homes still achieve an average sale-to-list ratio just under 100 percent, showing prices are holding close to asking.

Recent pricing trends show some crosscurrents. The typical home value is down a bit year over year, yet the median list price is up by more than 11 percent compared with last year, signaling sellers are testing higher price points. At the same time, homes are taking much longer to sell, with median days on market more than doubling over the past year and now sitting at 33 days. Fewer sales are closing above list price, and the share of properties selling over asking has dropped sharply from last month, pointing to less frequent bidding wars.
