The typical home value in Williamsburg is projected to be $227,550 for the month of January. December’s finalized data reported the typical value of a home in the city to be $410,000—up 22.39% over the previous 12 months. For comparison, county-level data pegged home values at $530,000 in James City County for the most recent reporting period. That number is expected to float around $535,000 in January.

Williamsburg had 5 new listings and 12 listings that went under contract in December, decreasing the area’s total available inventory to 32—down 37.25% from the previous month. Inventory is projected to have further decreased in January.

Of those 32 active listings, 21.88% reduced their price in the month of December. The median listing price for homes in Williamsburg fell 10.57% from November to December, bringing the current median listing price to $389,000. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 20 days, compared to -4 days in December 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this January.
