Inventory in Montgomery County has expanded recently, with active listings up about 9% year over year to 338 and months of supply rising to 2.4, a roughly 44% annual increase. Contract activity is solid, as 110 homes went under contract in May, slightly above last year, while 96 sales closed even as yearly sales counts slipped about 13%.
Pricing is adjusting to this additional supply, with the typical sale price around $373,800, down about 6% from a year ago and below Virginia’s statewide median of roughly $453,000. List prices are also a bit softer than last year, and the average sale-to-list ratio is just under 100%, suggesting buyers have a bit more room to negotiate than they did at recent peaks.
