Inventory in Montgomery County is moderate, with 326 active listings in September and about 3.3 months of supply, a bit higher than Virginia overall. Contract activity has cooled recently as pending sales dropped sharply month over month and are down nearly 15 percent from a year ago, even though closed sales are up more than 18 percent year over year.
Pricing is adjusting to this shift, with the typical home value down about 4 percent compared with last year even as the median list price is up more than 8 percent. Homes are also taking longer to go under contract, with median days on market rising to 37 days, about 10 percent higher than a year ago and significantly higher than earlier this summer.
Despite slower momentum, sellers still see some strength, with just over 22 percent of sales closing above list price and the average sale-to-list ratio hovering a bit below 100 percent.
