Northampton County home values have climbed sharply over the past year, with the typical sale price up more than 90 percent year over year, far outpacing Virginia’s roughly 4 percent gain. Homes are also selling more frequently, as closed sales have risen about 49 percent compared with last June. New listings have surged more than 80 percent from a year ago, giving buyers more options than they had last summer.

In June 2026, the typical home value was about $603,000, while the median list price was lower, around $483,000, signaling some room for negotiation. Inventory stood at 153 active listings and about 4.7 months of supply, which is higher than Virginia’s 2.8 months and supports the county’s neutral market reading. Buyers are taking more time, with a median of 58 days on market, yet that is a big drop from May as properties moved faster month over month.

Demand shows mixed signals, with homes sold jumping nearly 50 percent from a year ago but the share selling above list price slipping to around 7 percent. Pending sales are still up strongly year over year, though they eased slightly from the prior month, suggesting a steadier pace heading into midyear.
