Northampton County’s home values in July edged up slightly from last year, landing just above overall Virginia trends. Median sale prices were nearly flat year over year, rising less than 1 percent, while the state saw a bit more growth. Inventory, however, climbed more than 11 percent from last July, giving buyers more options than before.
In the latest monthly snapshot, the typical home value was about $518,000, with a median list price around $533,000, up nearly 25 percent year over year. Homes are taking much longer to sell, with the median days on market jumping to 157 days and months of supply soaring to 13.6, far above Virginia’s 3 months, underscoring strong buyer leverage.
Sales activity slowed notably in July, with homes sold down about 19 percent from a year ago and new listings also lower, even as pending sales rose roughly 17 percent year over year. Only about 10 percent of homes sold above list price, and the average sale-to-list ratio held just under 99 percent, suggesting sellers are negotiating but not deeply discounting.
