Pulaski County home values in May 2026 were lower than a year ago, with the typical sale price down about 7% year over year. At the same time, median list prices rose roughly 6%, showing sellers are still aiming higher even as closed prices soften. Homes sold jumped nearly 56% compared with last May, pointing to stronger transaction activity despite shifting prices.

In the latest month, buyers saw more options, with active listings up about 9% annually and months of supply at 2.5, which is slightly under the Virginia-wide level of 2.6 months. Market balance still leans toward sellers overall, reflected in a seller’s market gauge and an average sale-to-list ratio just over 97%, even though only about 23% of homes sold above list.

Recent month-to-month changes highlight how quickly conditions are moving. Median days on market dropped from 40 in April to 19 in May, and more than half of homes went off the market within two weeks, signaling that well-priced properties attract fast offers. New listings climbed more than 17% from April, while pending sales pulled back month over month but stayed notably higher than last year.
