September’s finalized data reported the typical value of a home in the county to be $527,000—down 5.47% over the previous 12 months. For comparison, state-level data pegged home values at $456,400 in Virginia for the most recent reporting period. That number is expected to float around $453,150 in October.

Rappahannock County had 16 new listings and 7 listings that went under contract in September, increasing the area’s total available inventory to 47—up 20.51% from the previous month. Inventory is projected to have further increased in October.

Of those 47 active listings, 21.28% reduced their price in the month of September. The median listing price for homes in Rappahannock County grew 21.95% from August to September, bringing the current median listing price to $852,450. Based on projected data for October, listing prices may continue to grow.
