Year-over-year, Fauquier County home values are edging up, with the typical home value just over 1 percent higher than last June. Median list prices are rising faster, up nearly 11 percent, while homes sold jumped more than 22 percent. Active listings also increased about 11 percent over the year, giving buyers somewhat more to choose from than last summer.
June’s numbers show a busy market, with 117 homes sold and a median days on market of 35. Supply remains relatively tight at 2.5 months of inventory, down sharply from a year ago, and about 43 percent of homes sold above list price, reflecting strong demand.
Month to month, June brought a notable 12.6 percent rise in median list price, even as the typical sale price dipped slightly from May. New listings pulled back more than 13 percent from the prior month, and pending sales fell nearly 23 percent, suggesting some buyers may be pausing or facing limited fresh options. Despite that, the average sale-to-list ratio is holding just under 100 percent, indicating sellers are still achieving close to their asking prices.
