Year over year, Fauquier County’s typical home value is up modestly, rising about 3 percent to roughly $613,000 in April 2026. Listing prices are climbing faster, with the median list price up more than 11 percent compared with a year ago. Homes sold increased nearly 14 percent during the same period, showing stronger buyer activity than last spring.

Looking at the most recent month, inventory is building as active listings jumped more than 17 percent from last year and nearly 23 percent just since March. Months of supply is now at 2.9, higher than statewide Virginia’s 2.6 months, yet still aligned with a seller-leaning market. New listings surged more than a third year over year, giving buyers more choices even as prices trend higher.

Daily market dynamics reflect this push and pull between supply and demand. About 40 percent of homes sold above list price in April, and the average sale-to-list ratio hovered right at 100 percent, so many sellers are still achieving their asking prices. At the same time, homes are taking a median of 34 days to sell, longer than Fauquier saw last year but quicker than earlier this winter.
