Price trends in Fallon have softened in this rolling three-month view, with the typical home value down more than 13% compared with a year ago and the median list price dipping slightly year over year as well. Even with that pullback, prices remain lower than in the broader Roanoke city area, where the median sale price is higher and has only inched down about 1% year over year.

Active listings are up sharply from a year ago, yet only a couple of homes have sold recently and new listings are nearly flat year over year. With no recent sales closing above list price and an average sale-to-list ratio under 96%, buyers may find slightly more room to negotiate while sellers still benefit from reasonably firm demand.
