Inventory in Scott County has expanded over the past year, with active listings up roughly one-quarter to 101 homes. New listings, however, have fallen year over year, indicating fewer fresh options coming to market even as more homes sit available. Contract activity has softened compared with last year, with pending sales down about 10 percent while closed sales are up more than 27 percent.
Pricing is responding in an uneven way. The typical home value is up more than 37 percent year over year, while the median list price has risen only slightly in that time, suggesting sellers are pricing cautiously but closed deals are skewing higher. Homes are taking longer to sell than a year ago, with the median days on market now 58 days, and months of supply has edged down to 4.6, still above the statewide level of about 3 months in Virginia.
Recent monthly data shows more homes selling above asking and buyers paying closer to list price, with the average sale-to-list ratio now near 98 percent. At the same time, the share of homes selling above list has increased month over month, even though only about 18 percent of sales hit that mark.
