Inventory and contract activity in Scott County shifted notably in April 2026. Active listings held steady at 80, about the same as last month and slightly above last year, while new listings were up compared with a year ago. At the same time, pending sales fell sharply year over year and month over month, signaling slower deal flow even though homes sold ticked higher than a year ago.

Pricing is adjusting to this softer contract pace. The typical home value reached about $191,000 in April, up nearly 16 percent from a year earlier but slightly lower than in March, and the median list price dropped more than 25 percent year over year. Sellers are also seeing fewer bidding wars, with no recent sales closing above list price and an average sale-to-list ratio around 96 percent, while months of supply has risen to 5, well above Virginia’s 2.6 months and consistent with a buyer’s market reading.

Homes are taking longer to go under contract, with a median of 100 days on market in April, though nearly 30 percent of listings still go off market within two weeks, showing that well-priced properties can move quickly. Compared with statewide trends, Scott County offers lower prices and more negotiating room but also requires patience for both sides as deals come together.
