Inventory in Washington County is building, giving buyers more options to consider. Active listings are up sharply from a year ago, and new listings have climbed more than a third over the same period. Pending sales and closed sales have also increased compared with last month, showing that homes are still moving even as choices expand.

Prices are adjusting as this activity reshapes the market. The typical home value is slightly higher than a year ago, while the median list price has jumped at a much faster pace, suggesting sellers are testing higher asking prices. However, homes are generally selling for about 97 percent of list price and only around 12 percent are closing above list, which points to restrained bidding wars and more room for negotiation.

Timing and balance are also shifting. Months of supply sits at about five, far higher than the statewide figure and consistent with the area’s neutral market reading, so neither buyers nor sellers have a clear upper hand. At the same time, homes are taking longer to sell than they did last year, which can favor buyers who need time to decide, but the recent drop in days on market from March hints that motivated sellers can still find ready buyers.
