King County is showing a noticeable build-up in available homes, with active listings up nearly 19% year over year to 10,155 and months of supply jumping to 3.9, more than doubling from a year ago. Contract activity has cooled, as homes sold are down about 11% annually and pending sales have fallen roughly 24%, signaling slower buyer follow-through.
Pricing is easing in response to this softer demand, with the typical home value down just over 3% from last year and the median list price also slipping slightly year over year. Sellers are seeing less bidding pressure, as the share of homes selling above list has edged down and the average sale-to-list ratio sits just over 98%, while homes now spend a median of 28 days on the market compared with quicker turnarounds earlier in the year.
Compared with Washington state overall, King County remains higher priced, with a typical home value well above the statewide median of about $590,000, yet it also carries slightly more supply than the state’s 3.7 months. Buyers may find more options and a bit more negotiating room than in recent years, while sellers face the need for realistic pricing and stronger presentation to stand out.
