February’s finalized data reported the typical value of a home in the city to be $312,690—down 26.49% over the previous 12 months. For comparison, county-level data pegged home values at $320,190 in Grays Harbor County for the most recent reporting period. That number is expected to float around $307,590 in March.
Ocean Shores had 51 new listings and 25 listings that went under contract in February, increasing the area’s total available inventory to 160—up 18.52% from the previous month. Inventory is projected to have further increased in March.
Of those 160 active listings, 17.5% reduced their price in the month of February. The median listing price for homes in Ocean Shores grew 6.87% from January to February, bringing the current median listing price to $405,000. Based on projected data for March, listing prices may continue to grow.
