Mid-Beacon Hill currently leans toward sellers, with a seller’s market gauge of 26 and about 3.9 months of supply in this rolling three-month view. Inventory has expanded, with active listings up more than 29 percent year over year, giving buyers more options than last year. At the same time, homes are staying on the market a bit longer, with the median days on market edging up to 12 days.
Home values have moved higher over the past year even as conditions ease slightly. The typical home value in the area is up about 16 percent year over year, while the share of homes selling above list price has slipped to around 24 percent. An average sale-to-list ratio just under 100 percent shows that properties are still selling close to asking prices.

“Our experience in working with Aaron Morrow was exceptional. We first met Aaron at an open house he was hosting, just a couple of doors down from the house we were renting. We sensed a good rapport with Aaron, so we pursued using his services as our real estate agent.
