Year-over-year, Lake City’s rolling three-month data shows cooling prices and a shift toward a more balanced environment. Typical home value is down sharply from a year ago, while the share of homes selling above list has fallen and the average sale-to-list ratio has slipped, signaling less intense bidding than before.

In the latest rolling three-month period ending in April 2026, inventory and supply have expanded meaningfully. Active listings are up strongly from last year and months of supply has more than doubled to around three months, even as Lake City still registers as a seller’s market and runs slightly more supplied than Seattle overall.

Buyer and seller activity is sending mixed signals, with homes sold dipping year-over-year while new listings and pending sales are edging higher.
