Year over year, Pinehurst’s rolling three-month typical home value is down sharply, falling more than 24 percent to about $593,000. Over the same period, homes sold dropped by roughly a third, while median list prices climbed about 12 percent. Fewer properties are commanding bidding wars, as only about 12 percent sold above asking in the recent period and the average sale-to-list ratio sits just under 98 percent. At the same time, roughly 41 percent of listings still go off the market in two weeks, and the market gauge continues to label Pinehurst as a seller’s market.
