Year over year, Pinehurst’s rolling three-month typical home value is down sharply, falling more than 24 percent to about $593,000. Over the same period, homes sold dropped by roughly a third, while median list prices climbed about 12 percent. Compared with the wider Seattle market, Pinehurst’s home values sit well below the citywide median of about $861,000.

Looking at the latest rolling three-month snapshot through April 2026, supply has loosened noticeably. Months of supply is up more than 170 percent from a year ago to about 2.9 months, and active listings are slightly higher than last year, with 33 homes on the market.

Even with this added inventory, homes are not moving as quickly as they did a year ago, with median days on market jumping to 20 days from the single-digit pace seen last spring. Fewer properties are commanding bidding wars, as only about 12 percent sold above asking in the recent period and the average sale-to-list ratio sits just under 98 percent. At the same time, roughly 41 percent of listings still go off the market in two weeks, and the market gauge continues to label Pinehurst as a seller’s market.
