Even with that constraint, only 18 percent of recent sales closed above list price, and the average sale-to-list ratio is just under 99 percent.

Looking at this rolling three-month view, prices have pushed higher while sales activity has eased. The typical home value is up more than 23 percent year over year, and median list prices are also higher compared with a year ago. At the same time, homes sold are down slightly year over year, and pending sales have fallen more sharply, dropping about 24 percent. New listings are also lower than a year ago, even though they just jumped month over month, which helps explain why supply is still constrained.

Conditions on the ground show a slower, but not sluggish, pace. Homes are taking longer to sell than a year ago, with median days on market climbing to 17 days from very low levels last spring, yet more than half of listings still go off market within two weeks. Relative to the rest of Seattle, Bitter Lake offers lower prices but similar inventory tightness, which can appeal to value-focused buyers while still benefiting sellers.
