November’s finalized data reported the typical value of a home in the county to be $156,500—up 526.0% over the previous 12 months. For comparison, state-level data pegged home values at $252,500 in West Virginia for the most recent reporting period. That number is expected to float around $255,150 in December.
Logan County had 2 new listings and 5 listings that went under contract in November, decreasing the area’s total available inventory to 20—down 13.04% from the previous month. Inventory is projected to have further decreased in December.
Of those 20 active listings, 35.0% reduced their price in the month of November. The median listing price for homes in Logan County fell 4.84% from October to November, bringing the current median listing price to $147,500. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell sharply year-over-year.
