The typical home value over the past three months is up about 4% from a year ago, and the median list price has climbed more than 8%, pointing to stronger seller expectations. At the same time, months of supply has more than tripled year over year to about 4.2 months, and homes are taking longer to sell, with median days on market more than doubling to 46, even as the market gauge still leans toward sellers.
Seller leverage shows up in how homes are ultimately transacting. Nearly 39% of recent sales closed above list price in the latest three-month period, and the average sale-to-list ratio sits just under 99%, only slightly lower than last year.
