Year over year, Carbon County’s home values and prices have inched up while inventory has tightened. The typical home value is about 2% higher than last June, even as active listings are down roughly 17%. Months of supply has fallen more than a third over the past year, pointing to less slack in the market than buyers saw last summer.
In the latest June 2026 snapshot, the typical home value sits at about $213,000, well below the statewide median of roughly $379,000. Homes are taking longer to sell, with median days on market jumping to 64 days and up sharply from a year ago, yet months of supply has eased to 3.8 months, slightly under Wyoming’s 4.1 months.

New listings climbed nearly 39% from May and are also up more than 23% from last year, while closed sales rose modestly from the prior month but are nearly flat year over year. At the same time, the share of homes selling above list price has increased to nearly 18%, and the average sale-to-list ratio has edged up to just under 99%, signaling firmer pricing.
