Median list prices are also higher than a year ago by about 20 percent, signaling sellers are testing stronger pricing. Sales activity has slowed, with homes sold down nearly half from a year ago and new listings off by a similar margin, yet pending sales are up more than 50 percent year over year. Months of supply has more than doubled to 6.2 months, suggesting buyers have more options, even though Carbon County is still classified as a seller’s market compared with Wyoming overall, which sits at 4.1 months of supply. Only about 11 percent of homes are selling above list price and the average sale-to-list ratio is around 95 percent, indicating some room for negotiation.
